Selling land with a mobile home can often be more complex than sellers realize. There are different rules and requirements that can delay a smooth closing. Often times, REALTORS® are not aware of the intricacies involved in these transactions and that can hinder the process and lead to further delays. Here are some things that you need to be aware of if you are planning on selling your property with a mobile home:
1. If a buyer is using a government backed loan, the mobile home MUST have been converted to Real Property. If your Central Appraisal District has 2 accounts, one for the land and one for the "personal property", that is an indicator that this has not been done.
2. Mobile/Manufactured homes have data plates & certificates. These need to be present at the time of the appraisal. The data plates are usually affixed to the frames & the interior certificates are usually located under the kitchen sink. Over time, these can be lost or damaged. If you are selling your home, you will have to replace these and there is a cost and it does take some time.
3. Mobile/Manufactured homes that have been moved more than once are harder to get financing on. If your home has been moved multiple times - be upfront about it. It is not something that can be hidden and you will delay the closing process. Being upfront about it allows prospective buyers to look for lenders and loan products that will work.
4. Hire a REALTOR® who knows. Your REALTOR® should ask you questions about the property - has it been moved?, Do you have the original documentation from the placement of the home? What kind of foundation/tie down's does it have? Do you have a septic tank? When was the last time it was pumped? While every piece of real estate is different, mobile homes are uniquely so.
